The pre-qualification process isn’t a contract and won’t give you a fixed rate, but it will help you decide how much home you can afford. It’s also a good way to see if you have any credit issues that need to be fixed before submitting your mortgage application.
If there are no problems that need attention after the pre-qualification process and you’re ready for the next part of the loan process, then you’ll complete the loan application. This application is similar to the pre-approval application, but it will ask for more detailed information about your finances, debt and income. It’s important that you get the information right the first time, otherwise, the entire loan packet will be returned and you may have to start over. When you’ve completed the mortgage application, it’s sent to the loan processor who checks all of the information. If it passes this stage, then the paperwork goes to the underwriter who may request other documents. The kinds of documentation that you may be required to submit are divorce decrees, financial records or bankruptcy information. If there is a request for documents, then you must submit them as soon as possible to keep the loan process from getting delayed. The property will also be appraised to ensure it meets the loan criteria.
When the underwriter makes the final determination and the loan packet is approved, then you’ll be given a contract to sign with a locked-in mortgage rate. If you accept the terms, you’ll sign the contract and be ready to buy your dream home. You’ll pay the closing costs, and all of the loan and sales paperwork will be completed.
